Silicone vs elastomeric: Which is right for your roof?

Silicone coatings

The premium choice for ponding water, harsh UV exposure, and roofs that need maximum durability. Silicone doesn’t break down under standing water and holds its reflectivity for the life of the coating.

  • Unaffected by ponding water
  • Superior UV resistance
  • Highest reflectivity over time
  • Single-coat application possible
  • Renewable — recoat indefinitely

Elastomeric (acrylic) coatings

The cost-effective option for sloped roofs and buildings without significant ponding. Acrylic coatings are easy to apply, easy to maintain, and ideal for budget-conscious restoration projects.

  • Lower material cost
  • Easy to apply and recoat
  • Excellent reflectivity
  • Wide manufacturer support
  • Proven on millions of sq ft

Which roofs benefit most from coatings?

Aging single-ply membranes

TPO, EPDM, and PVC roofs at the end of their first life cycle can be restored with a coating system instead of tear-off and replacement. Same protection, fraction of the cost.

  • 10–15 year service life extension
  • No disruption to tenants below
  • No tear-off waste to landfill
  • Restores Energy Star reflectivity

Metal & modified bitumen

Standing-seam metal and modified bitumen roofs benefit hugely from coatings. Stops rust, seals seams, and dramatically improves energy efficiency on heat-prone surfaces.

  • Stops corrosion on metal panels
  • Seals leaking fasteners and seams
  • Cuts cooling costs significantly
  • Renewable with future recoats

Six reasons coatings make sense

Up to 60% cost savings

A coating system typically costs 40–60% less than full tear-off and replacement, with the same warranty protection.

10–15 year extension

A properly installed and maintained coating system extends your existing roof’s service life by a decade or more.

Energy Star compliant

White reflective coatings dramatically reduce cooling loads and meet Energy Star and Title 24 cool-roof requirements.

No tear-off disruption

Coatings apply directly over your existing roof. No demolition, no debris dumpsters, no tenant disruption below.

Sustainable choice

Restoration keeps thousands of pounds of roofing material out of the landfill compared to tear-off and replacement.

Manufacturer warranties

Backed by Henry, General Coatings, GAF, and other major manufacturers with warranties from 5 to 20 years.

Professional coating application from start to finish

Step 1

Roof inspection and core sample

We assess the existing roof, identify problem areas, and verify the substrate is a candidate for restoration. Core samples confirm condition of the underlying insulation.

Step 2

Power wash and surface preparation

The existing roof is power-washed to remove dirt, chalking, and contaminants that would interfere with coating adhesion. The surface is dried and inspected.

Step 3

Seam and detail repair

Every seam, penetration, drain, and curb is inspected and reinforced with polyester fabric and base coat. This is where most coating failures start — we don’t cut corners here.

Step 4

Primer and base coat application

A manufacturer-specified primer is applied where required, followed by the base coat at the specified mil thickness. We measure wet-mil readings throughout for verification.

Step 5

Top coat and warranty inspection

The final reflective top coat is applied. We conduct a thorough walkthrough with you, submit warranty paperwork to the manufacturer, and provide full documentation for your records.
